To access Property Online you must sign a Property Online user agreement with Service Nova Scotia and Municipal Relations (SNSMR). Please follow the steps below to obtain a POL account.
Step 1: Print the appropriate user agreement from the list below.

E-submission for lenders is not available in the system yet, but lenders are encouraged to complete and send in their agreement in preparation for voluntarily E-submission in Fall 2009. When clients wish to disable a user under their company, this form must be completed and submitted as soon as possible. Reminder: When an authorized lawyer or surveyor leaves the employment of a firm, it is that firm's responsibility to notify Property Online as soon as possible by filling out a Disable Authorized User Request Form. |
Step 2: Complete the first two pages of the user agreement as well as the Pre-Authorized Debit (PAD) agreement located within the document.
Step 3: Fax or mail the completed user agreement and the completed PAD agreement to us.

Step 4: You will receive your username and password by email once your account has been set up. You may begin using Property Online as soon as you receive this email. Agreements are processed within 10 business days.
Definitions of Terms
Client: an individual or an enterprise which is a party to the Agreement.
User: an employee or associate, authorized to access POL under the terms and conditions of the agreement between SNSMR and the client.
Financial Contact: the person designated by the client to have access to invoices, billing information and payment notices. The financial contact will be authorized to view notices and reports in POL.
Authorized Lawyer: a lawyer who is subject to the Property Online user agreement and pre-authorized debit agreements required under Section 3 in the Land Registration Administration Regulations.
Authorized Surveyor: a practicing Nova Scotia Land Surveyor who is subject to the Property Online user agreement and pre-authorized debit agreement required under Section 3 of Land Registration Administration Regulations.
Authorized Lender: a chartered bank, trust company, credit union or Provincial government lender, that is subject to the Property Online user agreement and pre-authorized debit agreements required under Section 3 of Land Registration Administration Regulations.
Query User: an individual which is a party to the Query Access Agreement. Query Client: an enterprise which is a party to the Query Access Agreement.
Frequently Asked Questions
| How much does Property Online cost? |
An $89.68 (plus HST) monthly subscription fee provides up to five hours of online search time, regardless of the user type. Additional search time costs $17.94 per hour. |
| Can I get a trial subscription? |
Property Online does not provide trial subscriptions, however, you can go into one of our 18 Land Registration offices across the province and access POL for a fee of $5.94 per half day (4 hours). |
| What type of information can be queried in Property Online? |
• Property ownership data on a province-wide basis (updated continuously as documents are processed by staff). • Assessment information on a province-wide basis (updated every two weeks). • 40 years of Grantor Grantee Index (GGI) information for all counties (updated continuously as documents are processed by staff). • Property tax information and betterment charges for various municipalities throughout the province, with links to order a tax certificate (provided in partnership with the municipalities), (updated nightly). Note: Some municipalities restrict access to authorized lawyers. • Information related to those properties converted to the new land registration system. |
| What are the computer requirements? |
You will need a computer which has Internet access and a web browser such as Microsoft Internet Explorer. | Who do I contact if I have a question about my account? |
If you have a question regarding your account or billing, please use the “Ask POL a Question” link on the main page of Property Online. |
| How do I get my invoice? |
Each month you will be sent an email prompting you to login to Property Online to view your invoice. Invoices can be found under the “Account Administration” link once you login to Property Online. Please note, only the designated financial contact has the ability to view the invoices. |
| When will payments be withdrawn from my account? |
Payments are withdrawn 30 days after the invoice date. All invoices have the date the payment will be withdrawn on the bottom of the first page. |
| How do I make a change to my payment information? |
Please submit a new Pre-Authorized Debit agreement, marking “Change to Existing” at the top. |
| How do I cancel my subscription? |
To cancel your subscription please print, complete and fax or mail us the Client Account Cancellation form. |
| How do I disable a user under my account? |
To disable a user please print, complete and fax or mail us the Disable User Request form. Reminder: When an authorized lawyer or surveyor leaves the employment of a firm, it is that firm's responsibility to notify Property Online as soon as possible by filling out a Disable Authorized User Request Form. |
