Subdivision approval is required in order to subdivide or
consolidate a piece of land. Subdivision approval is required to ensure
that all subdivision and consolidation satisfies and conforms with the Land
Use Bylaw, Subdivision Bylaw, and relevant Environment and Labour
requirements. It applies to anyone undertaking a subdivision or lot
consolidation. |

An application for subdivision approval may be obtained from
the Town Planner/Development Officer, Town of Yarmouth. Applicants are notified
in writing. |

Final Plan of Subdivision of Approval does not expire. |

Municipal Registration:
Final Plan Application Fee: $100.00
Plus 5% of assessed value of new lot(s) created, based on assessment
Plus applicable Registry of Deeds Fees: $150.00
(This includes the following:
Registration of Notice of Approval of a Plan of Subdivision: $70.00,
Registration of Plan of Subdivision: $70.00, and
Certified Copy of Plan: $10.00) Registration of Deed: $70.00
Performance bond and agreement required if road construction is required.

The following approvals may be required before a Subdivision Approval
can be granted:
All new lots must meet the frontage and area requirements of the Town
of Yarmouth Land Use Bylaw.
Separate approvals will be required dealing with water, sewer (on-site
or off-site) roads and road access.
If you are not connecting to a municipal sewer system, you will require
approval for the installation of an Sewage
Disposal System [or septic tank] from the Nova Scotia Environment
and Labour.
Sometimes deeds and affidavits of value are required.
