Building Permit

Who Needs This Permit?
  Anyone building a building, adding to a building, renovations and repairs to existing buildings, changing the use of a building.

No person shall construct or demolish a building to which the Building Code Act applies or occupancy or change the class of occupancy of a building to which the Act applies except in accordance with the Act and Building Code Regulations and unless a permit therefore has been issued by an Inspector.

Application Forms & Process:
  A Building Permit Application may be obtained from the Development Office, Municipality of Yarmouth.  Completed applications including building plans are submitted to the Building Inspector for review.

In cases requiring approvals by Provincial Government Departments (for example Environment and Labour, for Sewage Disposal or Transportation and Infrastructure Renewal for Building Near a Highway and Access to Property Permit: Residential and Commercial) applications are provided, received and processed through the Provincial Departments by the office of the Municipality of Yarmouth.  Completed approvals are received by the office and applicants are advised in writing of issue of Building Permit.

Waiting Period:
  The permits is normally processed within one week, once all items which must accompany the application have been received, and all requirements are met.
Expiry & Renewal:
  This permit is valid for 1 year from its date of issue. It can be renewed.
Price & Payment:
 

Residential Construction:  $0.07 per square foot + $7.50

Commercial Construction:  $0.11 per square foot + $7.50

Sheds, Barns, Garages:  $0.03 per square foot + $7.50

Related Requirements:
  Some or all of the following permits or approvals may be required before this permit can be issued:
  1. Building Permits cannot be issued in zoned areas within the Town until a Development Permit has been first issued.
     
  2. f you are not connecting to a sewer system, you may need approval for the installation of an Sewage Disposal system [or septic tank] from the Nova Scotia Environment and Labour.
     
  3. New buildings and major renovations may require that the builder obtain Building Plans Approval (Office of the Provincial Fire Marshal, Nova Scotia Environment and Labour).  This approval is not required for 1 or 2 unit family dwellings, or private accessory (storage) buildings.
  4. Municipal Fire Safety Inspection
  5. Electrical Wiring Permit, Nova Scotia Environment and Labour
     
  6. If you want to erect a structure within 100 metres of the centerline of a public highway, or if you want to create a new access to a property from a public highway, you will need to get a Building Near a Highway and Access to Property Permit from the N.S. Department of Transportation.
     
  7. Any form of Eating Establishment requires a Food Establishment Permit from the N.S. Department of Agriculture & Fisheries (Food Safety Division)
Additional Information:
  Buildings under 107.6 square feet; re-roofing of existing buildings; siding of existing buildings; replacing windows in existing buildings do not require Building Permits.
