Building Permit

Who Needs This Permit?
Any person in Victoria County who plans any new construction over 20 square meters (215 square feet) or who wants to make any repairs, renovations or alterations over $2000. Also any person who wants to add new siding or a new roof over $2500.

Application Forms & Process:
An application form can be obtained from the office listed above.  When completed, it is submitted to the same office, along with the plans, necessary approvals and the applicable fees.

A location survey or plot plan may be required, showing distances to any property lines, other buildings, etc.

Depending upon the circumstances, other approvals and/or permits may be needed. (See Related Requirements, below...)

If all requirements are met and the application is approved, the permit will be sent to the applicant by mail.

1 day - 1 month
Price:
Varies depending on type of construction.

Note: All permit fees double if the construction commences without a permit. Contract the Building Inspector for the appropriate fee.
Expiry & Renewal:
This permit is valid for 1 year from the date it is issued. It can be renewed by filling and submitting an application.
Related Requirements:
Some or all of the following permits or approvals may be required before this permit can be issued:
  1. Building Permits cannot be issued in zoned areas within the Town until a Development Permit has been first issued.
     
  2. f you are not connecting to a sewer system, you may need approval for the installation of an Sewage Disposal system [or septic tank] from the Nova Scotia Environment and Labour.
     
  3. New buildings and major renovations may require that the builder obtain Building Plans Approval (Office of the Provincial Fire Marshal, Nova Scotia Environment and Labour).  This approval is not required for 1 or 2 unit family dwellings, or private accessory (storage) buildings.
     
  4. Electrical Wiring Permit, Nova Scotia Environment and Labour
     
  5. If you want to erect a structure within 100 metres of the centerline of a public highway, or if you want to create a new access to a property from a public highway, you will need to get a Building Near a Highway and Access to Property Permit from the N.S. Department of Transportation.
     
  6. Any form of Eating Establishment requires a Food Establishment Permit from the N.S. Department of Agriculture & Fisheries (Food Safety Division)
     
  7. N.S. Department of Transportation & Public Works within Village of Baddeck.
Additional Information:
The time to process the application will be shortened if the above approvals are given from the appropriate agencies before applying.
