Urban Development in Rural Areas Reports

The following list of reports summarize work carried out between 1998 and 2002 on the general topic of analyzing development trends.


Population

Patterns and trends of change in population distribution help to indicate where in the rural areas to look for concentrations of unserviced development.

History Density
  • Population Density (15.8mb)- four ranges of people per square kilometre for 2001 Dissemination Areas, in provincial overview, central region closeup and Halifax Metro closeup, plus Halifax Metro comparison with 2001 Census Urban Area
Change Centralization
  • Concentration in the Five Central Counties (17.6mb) - the evidence for the increasing concentration of population in Halifax, Hants, Colchester, Kings and Lunenburg counties over the short (10 year), medium (40 year) and long term (90 year)
Rural versus Urban
  • Growth in Rural versus Urban Municipalities (8.5mb) - 40-year trend for rural municipalities versus towns, 1991-96 and 1996-2001 change in towns versus town peripheries

  • Urban Population in Counties (7mb) - 1996 urban population in each county, 30-year rural and urban trends for 8 most populous counties

  • New Census Urban (33.4mb) - 30-year trend in Census rural versus Census urban, 25-year trend in Census urban versus unincorporated urban, new Census urban areas since 1991 in HRM, CBRM, Colchester, Kings, East Hants
Metropolitan Areas
  • HRM Population (18.5mb) - 2001 dot distribution and population density, dot distribution of population gain and loss 1991-96 and 1996-2001, 25 to 40-year trends

  • CBRM Population (30.8mb) - 2001 dot distribution and population density, percent change and dot distribution of population gain and loss 1991-96 and 1996-2001, 25 to 40-year trends


Dwellings

Given the ongoing trend in reduction of average household sizes, the location of growth in new households or occupied dwellings is a better indicator of concentrations of new development than is population alone.


  • Occupied Dwellings (39.5mb)- 2001 count for each county; 1991-2001 change in total for each type of municipality and for First Nations; 1991-2001 change and percent change for each county, regional groupings of counties, each rural and regional municipality and groupings of towns contained within rural municipalities

  • Percent Change in Dwellings (23.7mb)- percent change for Enumeration Areas grouped to enable 1991-96 and 1996-2001 comparisons, in provincial overview and central and Metro Halifax closeups

  • Number of New Dwellings (23.7mb)- absolute change for Enumeration Areas grouped to enable 1991-96 and 1996-2001 comparisons, in provincial overview and central and Metro Halifax closeups

  • Dot Distribution of Change in Dwellings (39.5mb) - one red dot for each dwelling gain, one black dot for each dwelling loss, in central, eastern and western parts of province and for HRM and CBRM urban areas

  • Towns vs. Surrounds Dwellings (18mb) - 1996-2001 change in median household size for towns versus rural and regional municipalities, 1996-2001 median percent change for towns versus town surrounds, 1991-96 and 1996-2001 comparisons of percent growth in towns versus surrounds, 2001 persons per dwelling for towns and surrounds


Development

Both population and occupied dwellings data point to the five central counties as the main location of new concentrated subdivision development in the province. That region is therefore selected as the first study area in which to map urban development in rural areas (UDIRA).


Introduction Metro Halifax
  • Unserviced Settlement in Halifax Metro (23.6mb)- unserviced development on edges of Halifax Metropolitan Area, shown by decade of subdivision for Beaverbank, Hammonds Plains, St. Margaret's Bay, Prospect and Chezzetcook study areas
Five Central Counties
  • Central Region Settlement outside HRM (23.6mb) - individual lots are shown within clusters of strip, subdivision and hamlet development in Kings, Lunenburg, Chester, East Hants, West Hants and Colchester

  • Central Region Settlement Overview (31.5mb) - 8 maps showing north and south of 5 central county study area with each category of development separated out: hamlet, subdivision, strip on collector roads and strip on local roads

  • Central Region Settlement Type Statistics (11.1mb) - maps of study areas in HRM and Colchester, percent of all lots in each category of development in each rural municipality or study area
